For a Leaseback breakeven calculation you need to match your guaranteed rental income over the term of the lease with the cost of mortgage and annual taxes.

1. Enter price of house including all other acquisition costs = 'Price x 1.10 (aprox)'
2. Set lenght of the mortage as per your preferred investment term
3. Set the current annual percentage mortage rate for your chosen min period
4. Manually calculate the monthly rental return*.
5. Now increase the 'own contribution' percentage until the Monthly Payment = average yield / 12


* Multiply the first year's rental by 1.08* and divide by 12(months)
